Official Statement on the former Motorola Campus sale in Harvard

Official Statement on the former Motorola Campus sale in Harvard

We have had significant interest and numerous bids and bidders to purchase the facility. Mr. Gong and his team under the authority and approval of the Canadian and US authorities have been marketing and collecting highest and best offers from various bidders. We are nearing the final stages of the bidding process, so we are unable to disclose any details related to the bidders and the bids. We were very close to finalizing the bidding process, and then received additional bids and offers.  Final sale approval will come from the Canadian authorities.  We can disclose that the strongest bidders have been end-user buyers looking to occupy the facility for their own utilization. The property speculators and flippers have not been competitive.

Despite statements about the facility’s condition, the Harvard facility is a beautiful and amazing facility, with so many hidden treasures and gems.  Motorola’s detail, solid design, solid construction, facility layout and facility organization is remarkable even 25+ years later.  It is a solid nearly indestructible facility.  There are Motorola employees to this day that hark upon their days in this facility as truly remarkable. Motorola did not spare any expense when they built this. They spent over $250 Million in the 90’s on this facility.  It would cost anyone much more than that today to start from scratch.

In fact among many gems, are the miles of 3″ thick specially designed tinted blue glass pane windows around the entire facility, to the removable modular interior office walls to reconfigure the office build-outs as needed. The warehouse includes a complete six story fully automated mechanized pick and pack inventory system with overhead conveyor systems to deliver parts to the different factory floors. The equipment needs upgrades to software and maintenance. The facility itself needs TLC and work to bring it back to glory.

Court records show the matters that the City of Harvard is seeking to be resolved prior to occupancy, include: sprinkler system repairs, various mechanical systems and tanks need to be replaced or repaired, as well as work on the roof, etc.  Even with all the work needed, the facility is an amazing bargain. In the hands of the right end-user buyer, this facility will flourish and potentially bring thousands of jobs to the region.

As it pertains to Amadaeus, I cant speak to what happened before my involvement, but I personally communicated with their attorney to solicit bids.  I advised them to submit offers as part of this recent bidding process, and they refused.
